RESIDENTIAL INSPECTION SERVICES PRICE LIST

• This cost will be invoiced to a customer upon acceptance of our Residential Inspection Services Agreement and payment will be required prior to scheduling. Acceptance of the Residential Inspection Services Agreement will only tentatively hold your place on our schedule. Retainer of Service Invoices can be paid thru a link to your email address. 

• Homes exceeding three levels will be charged an additional fee of $0.15 per square foot of space on the levels above the third level.

• Homes exceeding three levels will be charged an additional fee of $0.15 per square foot of space on the levels above the third level.

• Homes exceeding three levels will be charged an additional fee of $0.15 per square foot of space on the levels above the third level.

• Homes which are between the ages of 21-40 years old will be charged an additional fee of $50.00

• Homes which are between the ages of 41 and 60  years old will be charged an additional fee of $75.00

• Homes which are between that are 61 years or greated in age will be charged an additional fee of $100.00

• Inspections which at the clients request require the inclusion of inspections services will be charged an additional fee $0.15 per square foot of space including the square footage of all levels of the structure.

• Inspections which will include an Aging-in-Place focused inspection service will be charged at addition per-square-foot rate of 

• Inspections of homes which have been constructed out of log systems require additional inspection training and are considered a specialty service. The price per square foot is our standard pricing add-on if your home is built out of logs and your are requesting a standard home inspections.

• Homes for which the client requests the inspector to come reinspect items which were reported needing correction at the time of the inspection will be charged a flat rate of 1-1/2 times our hourly labor rate plus any applicable Out-of-Area fees and Per Diem / Mileage Fees

• Inspections on properties which are outside of a 60 mile radius of our home office will be charged an additional travel time fee of $85.00 / hour with a minimum travel time charge of two hours.

• Inspections on properties which are outside of a 60 mile radius of our home office will be charged an additional travel mileage / maintenance / fuel surcharge of $0.75 per mile that exceeds the 60 mile radius allowance included in our base fees. 

• Inspection services which are cancelled with less than 24 hours notice, from the time of 9:00AM the previous day prior to the inspection, shall be charged a minimum charge of the base price of a standard home inspection, which is also the cost of retaining our home inspection services.

• Clients who utilize the inspection services of 208 Inspection's for repeat inspections on the same transaction or real estate purchase opportunity, including inspection services by the seller will receive a 25% discount on the base fee for inspection services. 

*Only one discount per transaction is allowed.

• Clients who have utilized out services in the past for home or deck inspections shall receive a discount of 10%. 

*Only one discount per transaction is allowed.

• Clients who are military service members, veterans, first responders and spouses of these members will receive a 10% discount on the base price inspection services.  Senior citizens 62 years of age and older will also receive a 10% discount on the base price of inspection services.

• Deck systems and roof top patios exceeding three levels will be charged an additional fee of $0.15 per square foot of space on the levels above the third level.

This is a specialized service. Please call for pricing information. Our typical pergola or overhead cover system evaluation starting price is the same as our base home and deck inspection services price.
